PROJECT OVERVIEW:

Smart leak detection saved a luxury Nottingham home from water damage - Aviva’s proactive approach prevented major losses and protected high-value assets.

Client Profile

Private Homeowner | Nottingham, UK

A private client undertaking a transformative renovation of a substantial six-bedroom residence, complete with a new spa and swimming pool complex. The property features multiple high-value areas including a cinema room, a secure server and AV control centre, and sophisticated home automation systems all requiring robust protection from environmental and mechanical risks.

This ambitious project presented several inherent risks, particularly concerning potential water damage. The property featured high-value assets throughout, and critically, a sensitive server and AV room was located adjacent to the main plant room. Adding to the complexity, a state-of-the-art cinema room shared a wall with the swimming pool plant room. The potential for leaks to cause extensive damage to valuable equipment, disrupt essential systems, and lead to significant financial losses was a major concern for the client.

Key Risk Zones Identified:

  • Server and AV Room: Located adjacent to the main plant room, containing sensitive and high-value equipment.
  • Cinema Room: Sharing a wall with the swimming pool plant room, presenting acoustic and water-related vulnerabilities.
  • Swimming Pool Infrastructure: A dense network of valves, pumps and water supply systems presented multiple potential failure points.
  • Entire Water Network: Multiple systems feeding boosted, hot and mains water lines increased the likelihood of unnoticed faults or pressure issues.
  • The potential for leaks, pressure build-up, or unnoticed failures posed significant consequences:

  • Financial: Damage to technical equipment could run into tens of thousands of pounds.
  • Operational: Disruption to smart home systems and entertainment installations.
  • Emotional: Major stress and inconvenience to the homeowner during and post-renovation.
  • The Solution: Intelligent Leak Detection with Zone-Specific Protection

Recognising the unique profile of this property, Aviva proactively advised a preventative approach rather than a reactive one. Working in partnership with Quensus, a specialist in intelligent water management and leak detection, a bespoke solution was designed, installed and tested.

    1. Multi-Zone Leak Detection and Shutoff

Four independent LeakNet Gen2 units were installed, each protecting critical areas:

Each unit features real-time monitoring and automatic shutoff valves, minimising response time in the event of a fault.

    2. Targeted Sensor Deployment

Strategic installation of leak detection cables under:

These are high-risk components where even minor leaks can escalate rapidly the cable system ensures early alerts even for small moisture buildup or slow drips.

    3. Centralised Remote Monitoring

All systems were unified under the FlowReporter app, enabling:

This offers a single point of oversight, simplifying management while vastly increasing responsiveness.

    Outcomes: Early Wins, Catastrophe Averted

The system delivered measurable benefits within weeks of installation:

    Early Leak Identification

A subtle but continuous leak in a swimming pool valve was detected just days after system activation.
Result: Quick repair, avoiding ongoing water loss and saving over £400 annually.

    Major Incident Prevented

One month later, the system identified a burst pipe fitting within the main plant room. The LeakNet unit:

The potential impact, had it gone undetected:

    Partner Reflections

“Working with Aviva on this installation for their client in Nottingham was a seamless and rewarding experience. The client's property presented some significant potential risks, and Aviva proactively sought a solution that really addressed those vulnerabilities. The LeakNet system, with its remote monitoring and automatic shutoff capabilities across multiple zones, coupled with the targeted leak cable deployment, offered a robust defense. We were particularly pleased to see the system quickly deliver tangible benefits, first with the early detection of the faulty pool valve and then, crucially, in preventing what could have been a truly catastrophic event.”
