During the commissioning phase of a newly constructed apartment development at Kew Bridge, continuous water flow patterns were detected that suggested underlying leakage across multiple residential units. While the buildings were recently completed, the data indicated that hidden issues were already emerging that could lead to property damage, increased utility costs and long-term maintenance risks for residents.

The client engaged Quensus to investigate further and establish whether these patterns represented isolated faults or a wider systemic issue within the development.

Investigation

Quensus deployed smart monitoring sensors across individual apartment systems to gain accurate visibility into water usage behaviour. A comprehensive survey was conducted across 58 apartments, allowing consumption patterns to be analysed in detail.

The monitoring identified a range of leak severities, from intermittent low-level drips classified as Level 1 through to continuous Level 4 leaks that required urgent attention.

Following data analysis, physical inspections were carried out within selected apartments to determine the precise causes behind the abnormal usage patterns. This combined digital monitoring and on-site investigation approach ensured both detection accuracy and practical resolution.

Findings

The results highlighted a surprisingly high number of faults given the relatively new age of the buildings.
